Incremental Developers is a real estate investment and development firm headquartered in Salem Massachusetts.
We focus on value-add projects, with investments in small-scale, adaptive reuse and missing-middle housing projects. Our firm leverages deep local market knowledge, entrepreneurial agility, and an inclusive community oriented process to deliver housing that is affordable.
We partner with local experts—like community advocates, architects, engineers, builders, bankers, and city planners—to uncover value and deliver projects that connect residents and energize communities. Incremental Developers seeks out socially impactful projects, like missing-middle housing, small mixed-use projects, and transit-oriented development that will be thoughtfully designed, responsibly built, and enrich our local community.
DEVELOPMENT INITIATIVE
The development process on the East Coast can be overly complex and is often burdensome—relative to most other parts of the country—and, as a result, the region builds far fewer housing units than are needed each year. Incremental was formed to address that growing housing shortage; we seek out adaptive reuse, transit-oriented, or mixed-use multifamily projects with a focus on housing that’s affordable.
COMMUNITY INVESTMENT OUTLOOK
The Greater Boston/North Shore submarket is extremely attractive from an investment standpoint. With year-over-year rent growth exceeding 5%, and vacancy rates hovering near 3%, our region remains one of the fastest-growing populations in the country; yet, our communities have drastically underbuilt much needed rental housing for the last 20 years. We are particularly focused on build-for-rent units in supply-constrained locations like the Greater Boston Metro area, where workforce and affordable housing supply is desperately needed.
