Established in 2019, Incremental Developers is a real estate investment and development company with a focus on built-to-rent portfolios. We have completed successful projects in residential, adaptive reuse, and ground-up developments, and seek out opportunistic and value-add investments.

Incremental utilizes a robust infrastructure of partnerships and platforms to provide quality management in all facets of the investment and development process. Our unique "RE8" Residential Rental Model provides a consistent formula that allows us to analyze, capitalize, and stabilize our projects.

With intuitive designs, sustainable practices, and quality products, we can maximize each unique project to its highest potential, while employing a holistic approach to value creation in communities that need it most. 

INVESTMENT PROCESS

Incremental utilizes a thorough and disciplined investment process, tested and proven over years of experience. We begin by leveraging local market intelligence to identify favorable opportunities that allow us to analyze deals through an "incremental" value-add lens.  Once an investment selected, we capitalize the project and revise the building program to ensure highest and best use. We then stabilize our projects after completing construction, and continually assesses operations to uncover additional value creation while and executing a long term build-to-rent portfolio of missing-middle housing options.

Derek Thomas

Founder / General Partner

Derek J. Thomas is the founder and managing director of Incremental Developers—a full-service design-build, and investment firm that specializes in the development of housing that is affordable. He is an advocate for the missing middle-market with a focus on incrementally developing existing properties. Derek sits on the Urban Land Institute's Boston Housing and Economic Development Council, and NEXT council. His credentials also include an unrestricted Massachusetts CSL, and is a licensed General Contractor, holding an HIC and OSHA-30 certification. 

Derek is a paid consultant to some of the largest cities in Greater Boston—and often participates as a panelist,  advisor, or SME—in the Accessory Dwelling Unit (ADU) process.  A member of the Urban Land Institute, Derek is a US Military Veteran (USCG) and utilized the GI Bill to attend school, earning his bachelor's degree in Business Management and Administration from Harvard University (‘19).
