We manage the process of design and permitting for your new space,

we have the discussions with city planners and inspectors, as well as deal with all design and production aspects of the project.

The build-out consists of the construction phase, and requires many specialty sub-contractors and specialty trade-crafts; next, your space is ready to be inspected for a certificate of occupancy.

We Once certificates are issued, we can continue our working relationship if you'd like; we can manage the space for rentals, as well as the upkeep and maintenance for the new ADU!

  • Together we'll evaluate options of where your ADU will go. Maybe a studio over your garage, or finish an old basement space? You'll have plenty of options!

  • We'll research the feasibility of adding a unit to your property, from structure analysis, to identifying the municipal codes, zoning codes and obtaining the required permits.

  • Next, we determine your budget as this will help identify the scope, size, and details of the project. We can recommend lenders and financing options that our clients have worked with, or identify city programs to fund your new ADU.

  • We draft schematics based on your goals, design preferences, property, budget and any additional considerations that need to be taken into account.​

  • Once we finalize the design and schematics with your approvals, we submit the design and schematics to the city for the required building permits.

When we have the permits in hand, we are ready for construction to begin!

Design-Build Project Delivery

You, the owner, only need to deal with a single point of responsibility: Us.

​ In design-build, the designer and contractor work together from the beginning, as a team, providing unified project recommendations to fit the Owner's schedule and budget. Any changes are addressed by the entire team, leading to collaborative problem-solving and innovation, not excuses or blame-shifting.
